These apartments are furnished, fully equipped, and turnkey for stays of one month to twelve. Snowbirds, digital nomads, families relocating, sabbaticals, medical extended stays — they all work here. What follows is the practical detail of how a stay actually happens.

Custom quote

We send you a quote shaped by your stay length and season. Longer stays earn lower monthly rates. No surprises, no hidden fees.

Reserve

Sign a short rental agreement and pay first month plus security deposit. The community then processes a brief tenant application — paid directly to the HOA, typically 7–14 business days. Plan to reserve at least two weeks in advance.

Move in

A brief in-person orientation at the community office (Monday–Friday, 9 AM – 6 PM) where you receive your security fob and parking barcode. Then it's self check-in via lockbox or smart lock. Oliver is a phone call away the entire stay.

What's the minimum stay?
Thirty nights. The apartments are designed and licensed for stays of one month and longer — ideal for snowbirds, sabbaticals, remote-work seasons, and relocations. Maximum stay is twelve months, with month-to-month renewal available.
What's included in the apartments?
Both units come fully furnished and turnkey: designer kitchens with full cookware and appliances (Nespresso machine in the two-bedroom), in-unit washer and dryer, smart TVs, dedicated workspace, walk-in closets, and 100 Mbps Wi-Fi. Linens, towels, and starter household supplies are provided.
Is the Wi-Fi fast enough for video calls and remote work?
Yes. Both apartments have 100 Mbps Breezeline service, more than enough for video conferencing, streaming, and large file transfers. Past guests have run multi-month remote-work stays here without connectivity issues.
Are utilities included?
Yes — electricity, water, internet, and basic cable are all included for stays of any length. There are no metered surprises at the end of your stay.
How does check-in work?
Self check-in via a smart lock for the two-bedroom and a lockbox for the one-bedroom. Before arrival, the community office requires a brief in-person orientation (Monday–Friday, 9 AM – 6 PM) where you'll receive your security fob and parking barcode. Plan to arrive on a weekday for the smoothest start.
Are pets allowed?
Pets are not allowed in either apartment.
Is parking included?
Yes. Each apartment comes with one assigned space in the gated covered garage.
Is the community secure?
Twenty-four-hour gated entry with on-site security, controlled vehicle access via barcode, and a fob-only entrance to building amenities. Guests routinely describe feeling completely at ease leaving the property unattended.
Can I receive packages and mail?
Yes. The community accepts deliveries on your behalf during your stay, and we can advise on mail-forwarding setup for longer stays.
Is there housekeeping?
Mid-stay cleanings can be arranged for a fee. The apartment is fully clean upon arrival.
How far is the beach?
Sunny Isles Beach is ten minutes by car. Haulover Beach is twelve. Williams Island's private beach club is a short walk across the bridge.
How far is Aventura Mall?
Five minutes by car — under fifteen on foot. The mall is anchored by Bloomingdale's, Nordstrom, Tesla, and a strong restaurant scene.
What's the closest grocery store?
A Publix is a three-minute drive or fifteen-minute walk. The Fresh Market and a full Whole Foods are within ten minutes.
Are airports easy to reach?
Miami International Airport (MIA) is twenty minutes; Fort Lauderdale–Hollywood (FLL) is twenty-five. Direct rideshare to either is straightforward.
How do I reserve?
Send an inquiry — we respond within one business day. We confirm dates, send a custom quote, and once you accept, the community will process a brief tenant application (paid directly to the HOA, typically takes 7–14 business days). Reservations should be made at least two weeks in advance to allow for processing.
