Use of this website

By browsing this site or submitting an inquiry, you agree to use it for lawful purposes only and not to attempt to interfere with its operation. Submitting false or misleading information through the inquiry form may result in your inquiry being declined.

Booking and reservation

Reservations follow a four-step process:

  1. Inquiry. You send dates and details through the form on this site.
  2. Quote. Oliver replies with a custom quote based on your dates, length of stay, and the season.
  3. HOA application. The Village By The Bay community office requires a tenant application before move-in. You complete that with their office directly.
  4. Lease and deposit. Once your HOA application is approved, you sign the lease and pay the deposit. The reservation becomes binding at this point.

A deposit of 50% of the total rental amount is due upon signing the lease to lock the reservation. The remaining balance is due on arrival day, before check-in. If the HOA application is denied, the deposit is fully refunded.

Stay length

Minimum stay is 30 nights. Maximum stay is 12 months. Renewals or extensions beyond the initial term are accommodated when the apartment is available — request these as early as possible.

Payment

Payment is accepted via Wells Fargo bank transfer, wire, Zelle, or ACH. Processing fees vary by method and will be disclosed at time of payment. All prices are in US Dollars.

Cancellation

Strict long-term cancellation policy applies:

  • Full refund if cancelled more than 60 days before check-in.
  • 50% refund if cancelled 30-60 days before check-in.
  • No refund if cancelled less than 30 days before check-in.
  • Cancellations due to hurricanes, mandatory evacuation orders, or documented medical emergencies will be handled on a case-by-case basis at our discretion.

House rules

The following apply to every stay:

  • No smoking anywhere in the apartment, including balconies and the building's common areas. Violation triggers a $500 cleaning fee.
  • Pets are not permitted. This includes all animals with the exception of registered service animals as defined by the ADA.
  • Quiet hours: 10:00 PM to 8:00 AM, per HOA rules.
  • Maximum occupancy: 3 guests in the One Bedroom; 5 guests in the Two Bedroom. These limits include children and any short-term visitors who stay overnight.
  • Parties and events are not permitted. Quiet small gatherings of registered guests are fine.
  • Subletting and short-term reletting are not permitted under your lease.

Damage and security

A refundable security deposit of $1,000 USD is required prior to move-in. The deposit is held and returned within 30 days of move-out, minus any documented damage beyond normal wear and tear. A pre-move-in walkthrough and a move-out walkthrough are conducted with photos taken at both for the deposit reconciliation.

Utilities and services included

The following are included in the monthly rent at no additional charge:

  • Electricity (reasonable household use)
  • Water and sewer
  • Wi-Fi internet (Breezeline 100 Mbps)
  • Basic cable TV
  • Trash and recycling
  • Full HOA amenities access (pools, gym, tennis, clubhouse, security)
  • One assigned garage parking space

Additional or premium services (extra parking, mid-stay deep cleaning, airport transfer, etc.) can be arranged at cost.

HOA and guest conduct

This apartment is in a private gated community managed by a homeowners' association. Their rules apply to every resident, including short-term tenants. Violations can result in fines or loss of access to amenities. The most-cited rules in practice:

  • Quiet hours (above)
  • Pool dress code and hours (typically 7 AM to 9 PM; no glass containers)
  • Visitor registration at the gate for any overnight guest
  • Speed limits and vehicle registration in the gated area

Repeated or egregious violations may also constitute grounds for early termination of the lease following Florida law.

Liability and disclaimers

The apartment is offered as-is at the time of move-in, save for repairs identified during the walkthrough. Oliver Weickardt and Aventura Condo Rental are not liable for:

  • Loss or damage to personal property — guests are encouraged to maintain their own renter's or travel insurance.
  • Service interruptions outside our control (utility outages, internet provider downtime, HOA-managed services).
  • Acts of God, severe weather, or other force majeure events.

Governing law

These terms and any rental agreement entered into are governed by the laws of the State of Florida, United States. Any dispute arising from a stay or these terms shall be resolved by arbitration in Miami-Dade County, Florida.

Changes to these terms

We may update these terms as our practices evolve. Changes will be reflected in the "Last updated" date at the top of this page. Material changes affecting a guest with an active reservation will be communicated directly by email.
